We are a boardinghouse, offering serviced and fully serviced apartments for any stay between 1 and 24 months.
Hotel rooms are tiny, without kitchen, overserviced for a longer stay, and renting a hotel for some months is far from cheap. But renting a regular flat for several months is unconvenient as well, not to speak about the work necessary to set it all up. You have to pay usually two monthly rates for the commission, three monthly rates as deposit, need new furniture – or pay for existing ones, all the equippment e.g. cooking utensils, dishes or a washing machine, and set up a myriad of contracts – from Internet, the television service to the energy.
We combine the best of both worlds!
We offer a service close to a hotel, since we provide for almost everything for your comfortable stay, but you get the convenience and freedom of a great city flat with your own kitchen.

The check-in time is from 15:00. Please check-out by 11:00 at the latest, since we then have our cleaning started. Other times depend on the given situation and are on request.
Please bring your valid passport, and prepare for the invoice, and the deposit.
On weekdays, we usually check you in personally. However, if you plan to arrive late, or at the weekend (or both), please take advantage of our 24/7 key safe check in.
Check-in by appointment only! We are not on-site most of the time. Inform us about your estimated time of arrival and departure at your earliest convenience to ensure a flawless handling!
After your non-binding booking request, we will inform you as soon as possible about the availability. Te next steps are:
(1) For a binding booking, a down payment (first 50% of a monthly rent), and the one-time booking fee will be invoiced. We do not accept non-binding reservations! If we do not receive the invoiced amount within 10 days, we allow other guests to book the apartment.
(2) With the guest’s arrival, we invoice the remainder of the first monthly rent (i.e. second 50%), the one-time final cleaning fee, and the deposit.
(3) The rest of the stay will be invoiced monthly, at the beginning of each period (e.g. arrival on April 8 => invoicing period is April 8 – May 8).
We do not take Amex in any case! We are not allowed to take cash for the monthly rent! Invoices are payable on receipt without any deduction!
Final cleaning is due once for every booking, and per apartment, regardless of the booking period.
The booking fee is due once for every booking. This fee is non-refundable in any case.

Since we do not let regular flats, and we are not an intermediary, there is no commission of several month to pay.

Smoking in the apartment and the house is strictly prohibited, and will set off the fire alarm, which has a direct link to the fire department! Please enjoy your smoking pleasure in our lovely inner garden any time you want, or at the balcony with closed door if staying in apartment 7.

The booking fee is non-refundable.
We can not automatically guarantee any alteration of your confirmed booking (e.g. delayed arrival by 1 week). Contact us as soon as possible!

We provide a set of cozy towels and bed linen at no extra charge with your arrival!

Our masterpiece apartments offer you the freedom of your own washing machine! But do not worry if you stay in one of the others, as we provide a laundry room with a washing machine and a dryer. And the best: At no extra costs!
There is no luggage storage in our building. If you have a late flight back home, please take advantage of several safe luggage lockers at the following railway stations:

All our apartments give you the freedom of a fully equipped kitchen for preparing any food you want, anytime. We do not offer/prepare any food or beverages.
Public parking in most parts of Vienna is 2 EUR per hour, every working day (Monday-Friday) from 09:00 to 22:00. Parking tickets may be obtained at every tobacconist (1 walking minute away), or some cigarette automats (more information HERE).
The best option for parking is a nearby (1 minutes walk) parking lot from APCOA parking company. The monthly fee is 56 EUR – a very reasonable quote. Please organize parking there yourself at your specific requirements >>> LINK
We offer a permit for public parking at a daily fee of 10 EUR (incl. 20% VAT) if you need some days only.

Vienna is very bike friendly, so bring your own bike to get fast around with style in the city! We have a safe storage facility in our building for your bike at no extra charge!
We do not allow pets in our apartment.
An extra bed is possible in most of our apartments. Please contact me for further information.
Your little toddler is welcome 🙂 We have crib on request at no extra charge. Please inform us about these requirements with your booking.
The local tax in Vienna is 3,2% of the taxable base.

Our house is equipped with smoke detectors in each apartment and the hallways. Each apartment has an evacuation plan. Emergency lighting will guide you to the next exit. Fire extinguishers are provided in every story. Our building is not accessible for unauthorized people.
We are a little family business, thus any of our family is usually somewhere close and can help you in case of an emergency. You will get all the necessary information with your check in.
